How Are Permits Processed?

1. Initial Vetting

The Permit application is initially vetted for the following:
  • Any existing permits open on site
  • Contacts are all verified as having registered CSS accounts
  • Owner signed application or Agent authorisation letter attached
  • Bermuda Fire and Rescue Service (BFRS) stamp (commercial applications)
  • Engineer’s stamps (commercial applications)
  • Does the application comply with the General Development Order 1999?
  • If required, is Planning permission in force?
  • Does the application description match the planning permission (if applicable)?
  • Does it appear that the required drawings and other documentation have been attached? (examples below)
    • Docks etc. – foreshore lease required
    • Conservation Management Plans (if applicable)
    • Construction Environmental Management Plans (if applicable)
    • Borehole licenses
    • Controlled Plant licenses

2. Invoiced

Application fees are invoiced and emailed to the billing contact.

3. Payment Confirmation

Once fees are verified as paid, the permit is assigned to technical officer(s) for review.

4. Review Process

  1. Reviewed by Planner (for PDP’s, revisions if applicable)
  2. Reviewed by Department of Health (all enquiries should be directed to the Dept of Health)
  3. Reviewed by Building Control section
*Please Note the Following:
  • If a permit application is missing or providing wrong/uncoordinated information, the reviewer may request additional information.
  • However, if the reviewer needs to request additional information on more than 5 relevant items (per the minimum construction drawings standard outlined in the Bermuda Residential Building Code 2024 – Section 34), the application will be rejected.
  • Additional information provided is only reviewed after the elapse of 21 days from sending out the request

5. Final Review Check

Once all reviewers have verified permit compliance, Permit documentation inclusive of approved drawings are issued to the Agent and Applicant.

PLEASE NOTE

If any of the initial vetting items are not complete, the Permit submission will be Rejected. 

Letters of objection and/or representation should be emailed to planningfrontdesk@gov.bm referencing the PLAN or SUB number in the subject line.
